Property on the Costa Blanca, where we operate

We focus on one region we know in depth rather than the whole country. This is live inventory on the Costa Blanca, in Alicante province.

The process, made clear

NIE number, a Spanish bank account, a lawyer, the deposit contract and the notary — we explain each step before you commit and coordinate it end to end.

The real cost of buying

Beyond the price, budget for transfer tax or VAT, plus notary, registry and legal fees — roughly 10–13% on top. We size the full number with you upfront.

Where to buy: the Costa Blanca

Spain is large and uneven. We work only where we have depth — the Costa Blanca, in Alicante province — so our advice on area, price and demand is real, not generic.

Why we focus on the Costa Blanca, not all of Spain

It is tempting to search “property in Spain” as one market, but Spain is many markets. Prices, demand, rental rules and the character of each area vary enormously between the Costa Brava, Madrid, Andalusia, the islands and the Costa Blanca. Advice that tries to cover all of them ends up mastering none.

We made a deliberate choice to specialise. The Costa Blanca — the coast of Alicante province — is where we have fifteen years of transactions, local contacts and genuine knowledge of which zones suit which buyer. If your plan is a home in the sun, a rental investment or a retirement base on this coast, you get advice grounded in real experience rather than a national brochure.

If Spain is still an open question for you, start with the two decisions that matter most: the right region, and the right budget with every cost included. From there, everything else — property type, financing, legal process — falls into place around how you actually intend to use the home.

Frequently asked questions

Can foreigners buy property in Spain?

Yes. There are no restrictions on foreign buyers, whether EU or non-EU. You will need a NIE (foreigner’s tax number) and, in practice, a Spanish bank account; we coordinate both as part of the purchase.

How much does buying in Spain cost beyond the price?

Budget roughly 10–13% on top of the price for taxes and fees — transfer tax (ITP) on resale, or VAT (IVA) plus stamp duty on new build, together with notary, land registry and legal costs. We calculate your full figure before you make an offer.

Do I need to be in Spain to buy?

Not for the whole process. Much can be handled remotely and, with a power of attorney, even the notary signing can be done on your behalf. We arrange viewings and coordinate the steps around your travel.
