How Much Does an Apartment Cost in Spain? New-Build Prices on the Costa Blanca in September 2026

What does a new-build apartment on the Costa Blanca really cost? Prices by number of bedrooms, town and distance from the sea, the taxes to add on, and how prices are moving — data from September 2026.

A new-build apartment on the Costa Blanca today typically costs anywhere from around €220,000 for a one-bedroom to around €400,000 for a three-bedroom. The median asking price for a new apartment is €309,450, with the cheapest listings starting at €141,400. On top of that, you'll need to add roughly 12–13% in taxes and fees. These are primary market prices — new developments in the province of Alicante, not resale properties.

Most of us start with the same picture in mind. A grey, wet November morning back home, then coffee on a terrace with the sun over the sea instead. And straight after that image comes the question that stops everyone in their tracks: can I actually afford this? Followed by a worse one: is the price I'm looking at online even real?

Property portals lump resale homes together with stale listings and "from" prices that only apply to the cheapest unit in the whole building. So we worked it out ourselves, using our own catalogue of new developments.

How much does an apartment cost in Spain: the numbers at a glance

One thing to flag before we go further. We're working with asking prices: the price of the cheapest available unit of each type in every development. A specific apartment on a higher floor or with a better view will cost more.

Price by number of bedrooms

This is the first question every buyer asks. Here's the answer from our catalogue as at 13 September 2026 — new apartments, penthouses and ground-floor units:

Two bedrooms is the heart of the market: more than half of all listings. A second bedroom means space for children, grandchildren, or friends flying out to visit.

Where it's cheaper, where it's dearer: town by town

The Costa Blanca has two faces. The south — Torrevieja, Guardamar, Orihuela Costa — means wide beaches, flat terrain and lower prices. The north — Calpe, Benidorm, Finestrat — means mountains running down to the sea and noticeably higher prices.

Torrevieja has the most listings and the lowest entry point. Finestrat shows the widest spread: the cheapest one-bedroom penthouse costs just under €150,000, while the median reaches €450,000. Calpe is a different league altogether — here, a new apartment starts at €373,730.

The price per square metre tells a similarly stark story. According to our data as at 1 September, the median across all new properties is €3,386/m² in Guardamar, €3,617/m² in Torrevieja, €4,026/m² in Calpe and €5,361/m² in Benidorm.

How much does proximity to the sea cost

Everyone wants to hear the waves. And that comes at a price. Median asking price by distance from the sea (developer data, 13 September 2026):

  • Up to 1 km from the sea: €398,950 (222 listings)
  • 1 to 5 km: €329,900 (111 listings)
  • Over 5 km: €302,500 (112 listings)

Listings with sea views have a median of €413,500, versus €299,000 for the rest. That difference of over €100,000 is, in large part, the price of the view and the location. Is it worth it? That's a decision about how you want to live, not about square metres.

Price isn't everything: what to add to the purchase

For a new build in the Valencian Community, which includes Alicante, you pay 10% VAT (known locally as IVA) and 1.4% stamp duty (AJD). On top of that come notary, land registry and legal fees. Altogether, this usually adds up to 12–13% over the price.

To put that into perspective: a two-bedroom apartment at €316,000 (the median) means €31,600 in VAT and €4,424 in AJD. With fees included, expect to add roughly 38,000–€41,000 on top of the price. Are property prices rising in Spain?

We regularly record the asking price of every development in our catalogue. Between 23 July and 7 September 2026, we compared 424 developments. In 50 of them (11.8%), the entry price had gone up, with a median increase of 5.2%. In 11, it had gone down.

What's behind these rises? Either the developer has raised the price list, or the cheapest units have sold and the cheapest one still available now costs more. Either way, the result for you is the same: in those 50 developments, getting in today costs more than it did a month and a half ago.

The developer sets the price. As sales progress and completion approaches, it tends to rise. How to read portal prices without getting caught out

  • Primary or resale? In the same town, these are two different markets with different tax treatment: 10% VAT on new builds, 9% ITP on resales.
  • A "from" price is the cheapest available unit. Always ask about the price of the specific apartment you're interested in.
  • Compare price per m² and distance from the sea, not just the total price.
  • Add 12–13% before comparing any listing against your budget.
