A non-resident typically gets 60% of the lower of price or valuation, against 80% for a resident. We tell you how much of your own capital you need before you fall for a home.

And they charge you more

Banks charge a non-resident an average rate above 3%, while a resident pays around 2.5%. That half-point is thousands of euros over 20 years.

    The Ficha Europea de Información Normalizada — a standardised document the bank must give you at least 10 business days before signing. It contains every condition of your loan. We review it with you in your language.

Frequently asked questions

Do I need an NIE to apply for a mortgage?

Yes. The NIE (foreigner ID number) is essential to open an account, sign the mortgage and complete the deed. We guide you through obtaining it and coordinate the timing so it never holds up the purchase.

How much will the bank lend me as a non-resident?

Usually 60% of the lower of price or valuation, and in some cases up to 70% (a resident reaches 80%). You provide the remaining 40% plus purchase costs (10–12%). We give you the exact figure for your profile before you start searching.

What costs come with buying on a mortgage in Spain?

Budget 10–13% of the price for taxes (ITP or VAT), notary, registry and gestoría, on top of the deposit. The mortgage costs themselves (valuation aside) are covered by the bank by law. We give you the full breakdown before you sign anything.

What is the FEIN and how long does the process take?

The FEIN is the bank's binding offer: by law it must be given to you at least 10 business days before signing, and we review it with you in your language. With complete documentation, the process usually takes 4 to 8 weeks; a little longer if foreign income needs translating.

Are you the ones who arrange the mortgage?

    Non-resident taxes, utilities, build warranties. Most agents disappear with the keys; we remain your people in Spain.
