Almost none of it is on the coast
Look at where those 22 developments actually are, and the picture sharpens. Torrevieja holds five of them — the largest single cluster, and still coastal. Everything else is inland: Hondón de las Nieves, San Pedro del Pinatar, Bigastro, Jacarilla, Redován, Relleu, San Fulgencio, Algorfa, Xeresa, Benejúzar, Catral. Small towns, most without a beach, some over half an hour from one.
On the coast itself, the exceptions are almost accidental. A single development in Calpe under €200,000 — but it was delivered back in 2023; it's finished stock, not something being built today. A single one in Finestrat — but delivery isn't until 2028. Guardamar has exactly one. That's the entire coastal entry-level market, town by town.
Why the floor keeps rising
This isn't happening in isolation. According to the Q2 2026 report from the Colegio de Registradores (published August 2026), Alicante is now Spain's number one province for foreign buyers — 46.43% of all transactions — and the average new-build price hit a record €2,487/m², up 16.7% year-on-year. Developers price to that demand, not to a first-time buyer's ceiling. Every phase that sells out gets replaced by a phase priced higher — the pattern behind a decade of uninterrupted price growth on the Costa Blanca. The €200,000 segment isn't being protected from that; it's being squeezed by it, from both sides — rising land and build costs push new developments up, while what's already built under that line keeps selling and isn't being replaced.

It means the coast, as a first-purchase budget, is close to off the table for new-build. Not impossible — Torrevieja still has real options — but the realistic search now includes towns most buyers have never looked at, twenty or thirty minutes inland.
It also means comparing against resale, not just new-build: at this budget the two markets behave differently, and the trade-offs are worth understanding before you rule either one out. And it means moving early within whatever shortlist you build — every one of these 22 developments is a finite number of homes, not an open-ended supply.
