To the sea
Stand on the terrace and the sea is there, past the rooftops, past the hills. Behind you, the mountains hold their line against the sky. This is a 4-bedroom villa in Finestrat, a new build with sea views, mountain views and town views all from the same plot. Built area runs 460–486 m², set on a private plot of 490 m², one of 13 homes in this development.
The views here are threefold, and they are this home's own, not shared. Sea, mountains, town: three different things to look at from the same terrace. A solarium adds another level to take them in, and a pergola gives you shade when you want it instead.
Four bedrooms, five bathrooms, across 460–486 m² of built space. The plot itself is 490 m², with a private garden and a private swimming pool that belong to this house alone. A garage space is included, and the wide terrace gives you an outdoor room to add to the indoor ones. The kitchen comes fitted, with appliances included, and wardrobes are built in throughout. Air conditioning is fitted in this home.
The sea is 3 km away. The airport is 56 km out, so arrivals and departures are simple. Closer to home, a playground sits 2.2 km off, a cinema at 2.3 km, a primary school at 2.5 km. A natural park is 2.7 km away, a park at 3 km, and a shopping centre at 3.3 km. Finestrat itself sits between a rural calm and the pull of the coast, with the mountains as a constant backdrop.
This villa is under construction now, with delivery estimated for May 2027. The development is gated, watched by CCTV, and shares landscaped gardens and a children's play area among its 13 homes. Buying off plan this far from home can feel like a leap. We represent you in every dealing with the developer, and walk you through the purchase in your own language, so the distance stops being the obstacle.
Every instalment is protected by law with a bank guarantee or insurance (Spanish Law 20/2015): if the home is never delivered, you get your money back.

Send enquiryOur experience with Pedro Torres while buying our flat in Benidorm was excellent. An efficient, serious and very organised professional who guided us through the whole process with a warm, friendly and absolutely impeccable manner. He answered every question quickly, handled all the paperwork without a single error and gave us complete confidence from day one. An agent we recommend wholeheartedly. We would do it again without hesitation.
Excellent experience! From the very first contact the team was professional, attentive and genuinely committed to helping us find the right property. They were with us throughout the process, answered our questions quickly and were always friendly and approachable. Thanks to them we found the perfect home. 100% recommended if you're looking for trust and good treatment in the property world.
Pedro is by your side from the very first moment, looking after your interests right to the end. Quick and decisive. A pleasure to work with. I would definitely do it again.

Buying from 2,000 km away isn't frightening when you know exactly what happens next. These are the five steps — and the fifth is the one almost nobody offers.
On WhatsApp, in your language. You tell us what you're looking for and what keeps you up at night; we tell you honestly whether we can help.
We verify the developer, the licences and the bank guarantees before you see anything. Only what fits your life and your budget reaches your desk.
NIE, bank account, contract review — and every stage payment guaranteed, as Spanish law requires. We explain every document before you sign it.
We inspect the home with you and sit beside you at the notary. On the most important day, you're not alone: we're there.
Non-resident taxes, utilities, build warranties. Most agents disappear with the keys; we remain your people in Spain.
Real timelines, not promises: we reply within 24 hours. If you're financing, the bank takes 4–8 weeks. And the delivery date comes from your reservation contract — you know it before you sign anything, not after.

Legado acts exclusively for the buyer · No added fees — the same price as buying direct
What most buyers don't know: every new-build price already includes a sales commission — whether you use a buyer's agent or not. Without one, that money goes to the developer's team. With Legado, that same money pays for someone working exclusively for you — negotiating on your behalf, reviewing contracts and guiding you to the keys. Same price. Completely different outcome. Legado acts solely on behalf of the buyer. The buyer pays nothing extra to Legado. In Spain, anyone can call themselves a property agent with no licence, no registration and no professional insurance. Before signing anything or paying any money to any agent, ask for their RAICV number (Registro de Agentes Inmobiliarios de la Comunitat Valenciana). Without it, there is no professional indemnity cover, no code of conduct and no body to complain to if something goes wrong.
The base price shown excludes all taxes and purchase costs. For new-build purchases in the Valencian Community, the buyer is responsible for: VAT (IVA) at 10 % of the purchase price; Stamp Duty (AJD) at 1.4 % on the purchase deed; notary fees (regulated tariff, approx. €750–1,500); land registry fees (approx. €450–700); and independent legal representation (approx. 1 % of price, minimum €1,500). If financing is used, the mortgage deed also carries its own AJD, but by law the lender pays it, not the buyer. Total additional costs are typically estimated at 12–13 % on top of the base price. Use the cost calculator on this page for a personalised breakdown.
Spanish law requires the developer to guarantee the property for three separate periods: 1 year for finishing defects (joinery, coatings, minor installations); 3 years for habitability defects (damp, insulation, plumbing); and 10 years for serious structural defects (foundations, load-bearing structure). For structural defects, the developer is legally required to hold a ten-year structural defect insurance policy (seguro decenal) before transferring the property. This insurance protects you even if the developer ceases to exist or becomes insolvent. Always request a copy of the seguro decenal policy before signing the purchase deed.
Spanish law requires developers to secure all payments made before completion with a bank guarantee (aval bancario) or insurance policy. This means that if the developer fails to complete the build or enters insolvency, you can recover any amounts paid. However, this protection only applies if the guarantee has actually been issued and is valid. Before making any advance payment, ask the developer for the corresponding bank guarantee documentation. Legado guides you through this process.
Delivery of the property is conditional upon the developer obtaining the Licencia de Primera Ocupación — a mandatory municipal permit without which the property cannot be legally occupied, registered at the Land Registry or transferred by notarial deed. Delivery dates shown are estimates provided by the developer and may change. Legado will inform you of any changes communicated by the developer.
Specifications, prices, floor plans, images, renders and finish schedules on this page have been provided by the developer and may be subject to change without prior notice. Legado is not a party to the purchase contract and assumes no liability for the accuracy or currency of information provided by the developer. This page does not constitute a binding offer or contractual commitment. We recommend verifying all information directly with the developer and engaging an independent Spanish property lawyer before making any purchase decision.
