Non-resident mortgages · Banco de España

The bank negotiates for the bank. We negotiate for you.

As a credit intermediary registered with the Banco de España, the law requires us to act in your interest — not the lender's. We present your case to several banks at once and let them compete for your mortgage.

Why this matters

For a non-resident, the mortgage is a different game.

Same bank, different rules — and no one spells them out before you start house-hunting.

No Spanish payslip

Banks designed their process for residents. Your foreign income needs a different approach — and we know exactly which banks value it properly.

They lend you less (60–70%)

A non-resident typically gets 60–70% of the value, against 80% for a resident. We tell you how much of your own capital you need before you fall for a home.

And they charge you more

Banks charge a non-resident an average rate above 3%, while a resident pays around 2.5%. That half-point is thousands of euros over 25 years.

Paperwork in your language, and blind

Steuererklärung, P60, foreign payslips, currency risk, the FEIN with its 10 days. Go to one bank alone and you accept their first offer, with no one to read it for you.

And it's not just us saying it

We're not telling you this to scare you.

We're telling you because credit has tightened and the non-resident feels it first. Real headlines, with sources, from the last few months:

If you buy from outside the EU

And one tax on the radar (not yet law).

A government draft bill proposes taxing non-EU, non-resident home purchases by up to 100%. It isn't law, it has no date, and EU buyers aren't affected — but if you're British, it's worth factoring in when you work out how much capital you need. We keep watch on it for you.

Limited places

We don't process on an assembly line.

We handle a limited number of mortgages each month. Presenting a case well to several banks and negotiating it takes time, and we give that time to each client for real. When the month's places are full, they are full.

The mortgage process

One point of contact, everything in writing and in your language. This is how we get your mortgage.

Signing the mortgage paperwork
  1. 01

    Financial qualification

We calculate your borrowing capacity before you start searching. No point falling for a property you can't finance.

  2. 02

    Document preparation

Personalised checklist. We guide you through every document — in your language.

  3. 03

    Parallel bank approach

We present your case to 2–3 banks simultaneously and let them compete.

We review the FEIN with you: real TAE, total cost, conditions. You decide with full information.

  5. 05

    Signing

We coordinate with the notary. You can sign with power of attorney if you can't travel for this step.

  6. What is the FEIN?

The Ficha Europea de Información Normalizada — a standardised document the bank must give you at least 10 business days before signing. It contains every condition of your loan. We review it with you in your language.

Standard conditions for non-residents

LTV: 60–70%

You need at least 30–40% + purchase costs (10–12%) as own capital.

Term: up to 25 years

Shorter than resident mortgages, but manageable with the right planning.

A resident-level rate

Banks usually charge a non-resident a bit more interest. We negotiate it down — to resident-level terms for qualifying profiles.

Spain's most important banks

We take your case to the ones that work best with non-residents — and let them compete for you.

Banks compete for you

And you pay less for your mortgage.

We make the banks compete for your mortgage and negotiate the rate down — typically half a point below what you'd get on your own, sometimes a full point. Adjust your mortgage and see what it means:

  • They compete for youwe present your case to several banks at once — you don't go to one and take what they give you.
  • They know uswe work with the same banks year after year; they know our cases come well prepared.
  • We negotiate for youwe don't accept the first offer on the table.

Who handles your mortgage

A registered intermediary, not a bank salesperson.

You always speak to the same person: a credit intermediary registered with the Banco de España (ICI no. 6441) and a chartered estate agent (RAICV no. 6440). The bank clerk defends the bank; I, by law and by trade, defend you — from qualification to the day you sign at the notary.

Frequently asked questions

Do I need an NIE to apply for a mortgage?

Yes. The NIE (foreigner ID number) is essential to open an account, sign the mortgage and complete the deed. We guide you through obtaining it and coordinate the timing so it never holds up the purchase.

How much will the bank lend me as a non-resident?

Usually 60–70% of the lower of price or valuation (a resident reaches 80%). You provide the remaining 30–40% plus purchase costs (10–12%). We give you the exact figure for your profile before you start searching.

What costs come with buying on a mortgage in Spain?

Budget 10–13% of the price for taxes (ITP or VAT), notary, registry and gestoría, on top of the deposit. The mortgage costs themselves (valuation aside) are covered by the bank by law. We give you the full breakdown before you sign anything.

What is the FEIN and how long does the process take?

The FEIN is the bank's binding offer: by law it must be given to you at least 10 business days before signing, and we review it with you in your language. With complete documentation, the process usually takes 4 to 8 weeks; a little longer if foreign income needs translating.

Are you the ones who arrange the mortgage?

Yes. Pedro Torres is a credit intermediary registered with the Banco de España (ICI no. 6441): we present your case to several banks, negotiate the rate and stay with you to signing. We are not an anonymous comparison site or a branch salesperson.

Is the mortgage included in the personal shopper service?

If you buy your home with our buyer's agent, the mortgage is handled as part of the service: one point of contact for both the purchase and the financing. Arranged separately, the fee is 1.5% of the loan (minimum €3,000), plus VAT.
