Buyer's agent · Costa Blanca

Your agent. Not the seller's.

In Spain, nearly every agent represents the seller. We're on the buyer's side from start to finish — searching, filtering, running the checks and negotiating with only you in mind.

Why this matters

The market isn't built for someone coming from abroad.

And no one warns you while you sign.

The "foreigner price"

Same flat, two prices. Without local references or the language, you end up paying a premium that will never show up in the contract.

Everyone is paid by the seller

The usual estate agent works for whoever's selling. Their job is for you to pay more, not less. Their loyalty isn't to you.

The small print is in another language

Charges, registry notes, licences, community debts. What you don't understand today you pay for later — and by then you've already signed.

No one runs the due diligence for you

Whether the home is legal, the build is up to date, the developer delivers: it's assumed you've already checked. You haven't.

And it's not just the price

We're not telling you this to scare you.

We're telling you because it's happening right now, right here, to people who just wanted a place in the sun. Real headlines from the last few months in the province of Alicante:

The home of your life should not be a gamble.

Limited places

We don't work at scale.

We take on a limited number of purchases each month so every buyer gets direct attention from start to finish. When the month's places are full, they are full.

Who guides you

One person, with a name and a registration number.

Not a call centre and not a franchise. You always speak to the same person: the one who answers for every step, from the first viewing to the moment you turn the key. A registered agent, not a voice in a distant office.

Clear fees

It depends on what you buy — and you know it in writing before we start.

From our catalogue: included

Choose a property from our catalogue and the whole service is included for you: search, filtering, due diligence and negotiation. The developer pays.

Personal shopper: 3%

Ask us to search beyond the catalogue — resale or something very specific — and we work as your personal shopper: 3% + VAT on the price, minimum €6,000.

No surprises, all in writing

Before we start you know what you pay, what you don't, and why. The fee isn't charged upfront: it's set in the engagement letter — no commission halfway through, no small print.

Our loyalty is to you, not to whoever's selling.

One person for everything

The mortgage, inside the same deal.

Arranging a non-resident mortgage is a service with its own fee: 1.5% of the capital, minimum €3,000. When you buy with our buyer's agent, that work is inside — one point of contact for both the purchase and the financing, from start to finish.

Frequently asked questions

What exactly does a real-estate personal shopper do?

They work only for the buyer: they define your brief, search the market (including off-portal), filter, run the legal due diligence and negotiate the price on your behalf. The traditional agent represents the seller; we represent you.

How much does the service cost?

If you buy a property from our new-build catalogue, the service is included: the developer pays. If you ask us to search beyond the catalogue, we work as your personal shopper for 3% + VAT on the purchase price, with a minimum of €6,000. Always in writing before we start.

Do you work with non-resident buyers?

It's most of what we do. We guide foreign and non-resident buyers across the whole Costa Blanca, including the NIE, opening a bank account, power of attorney and financing.

Do you also arrange the mortgage?

Yes. A non-resident mortgage is a service with its own fee (1.5% of the capital, minimum €3,000). If you buy with us, that work is inside: one point of contact for both the purchase and the financing.

How do I know you're not also paid by the seller?

Because it's in writing. On catalogue new-build we're paid by the developer and you pay no fee; as a personal shopper we're paid only by you. Never both sides at once. Our loyalty is to you.
