Choose a property from our catalogue and the whole service is included for you: search, filtering, due diligence and negotiation. The developer pays.
Personal shopper: 3%
Ask us to search beyond the catalogue — resale or something very specific — and we work as your personal shopper: 3% + VAT on the price, minimum €6,000.
No surprises, all in writing
Before we start you know what you pay, what you don't, and why. The fee isn't charged upfront: it's set in the engagement letter — no commission halfway through, no small print.

Arranging a non-resident mortgage is a service with its own fee: 1.5% of the capital, minimum €3,000. When you buy with our buyer's agent, that work is inside — one point of contact for both the purchase and the financing, from start to finish.

What exactly does a real-estate personal shopper do?
They work only for the buyer: they define your brief, search the market (including off-portal), filter, run the legal due diligence and negotiate the price on your behalf. The traditional agent represents the seller; we represent you.
How much does the service cost?
If you buy a property from our new-build catalogue, the service is included: the developer pays. If you ask us to search beyond the catalogue, we work as your personal shopper for 3% + VAT on the purchase price, with a minimum of €6,000. Always in writing before we start.
Do you work with non-resident buyers?
It's most of what we do. We guide foreign and non-resident buyers across the whole Costa Blanca, including the NIE, opening a bank account, power of attorney and financing.
Do you also arrange the mortgage?
Yes. A non-resident mortgage is a service with its own fee (1.5% of the capital, minimum €3,000). If you buy with us, that work is inside: one point of contact for both the purchase and the financing.
How do I know you're not also paid by the seller?
Because it's in writing. On catalogue new-build we're paid by the developer and you pay no fee; as a personal shopper we're paid only by you. Never both sides at once. Our loyalty is to you.
